Pest proofing is the physical work of closing the routes pests use to get into a building, so the problem does not simply return once treatment stops. In practice that means meshing airbricks and vents, sealing gaps around pipe and cable runs, fitting bristle strips or kick plates to doors, repairing failed mortar and render, closing gaps at the eaves and roofline, and fitting netting or spikes where birds are the issue. It is building work carried out to a pest specification rather than a tube of sealant round the back door, and it is the only part of pest control that produces a lasting result.
The measurements are what make it a specialist job rather than a DIY afternoon. A house mouse will pass through a gap of around six millimetres, roughly the width of a biro. A rat needs about twenty millimetres, near enough the size of a twenty pence piece. Neither is a hole you would spot walking round the outside of your house. One thing matters as much as the sealing itself, and that is the order of work. Proofing a building that already has rodents inside seals them in rather than out, which is the single most common reason a proofing job fails.
The recurring weak points are airbricks, the holes where soil pipes, gas and water services and cabling pass through the wall, the gap beneath an ill-fitting door, missing mortar at damp proof course level, unsealed cavity closers, and the junction where the roofing felt meets the fascia. Damaged or disused drainage sits behind a good number of jobs too, and it is the reason rats can appear inside a property with no visible hole anywhere on the outside of it.
We’ve found the eaves are the most consistently overlooked area on a domestic survey. People search at ground level, because that is where they saw the droppings, and never get a ladder out.
From working with clients across South East Kent, the same property types keep producing the same weaknesses.
On Romney Marsh the ground itself is part of the problem. This is reclaimed land drained by a network of dykes and sewers, and those watercourses act as ready made routes for rats through otherwise quiet residential areas. Properties around Dymchurch, New Romney and out towards Lydd often have nothing wrong with the walls at all. The rats arrive along the dyke bank and then find the shed base, the decking or a broken drain run. Proofing there sensibly starts at the boundary and works inwards, which is the reverse of a standard survey.
Coastal exposure changes the material specification. Along the seafront at Dymchurch and Hythe and up through Folkestone and Dover, salt-laden wind attacks mortar pointing and any bare steel fixing. We’ve found that proofing which would sit happily for a decade on an inland property can be visibly deteriorating on an exposed elevation within two or three winters, so anything fitted on that strip needs to be stainless rather than standard galvanised if it is going to hold.
Older terraces in Folkestone and Hythe give mice an internal route that has nothing to do with the front of the building. Suspended timber floors sit over a ventilated subfloor void, and once a mouse is into that void through a damaged airbrick it can travel the length of a terrace and surface anywhere it finds a gap at the skirting or around pipe boxing. Sealing the kitchen achieves very little while the void underneath stays open.
Weatherboarded and tile hung elevations, which are everywhere in this part of Kent, conceal a continuous cavity behind the cladding. There is no practical way to fill it, so the work has to concentrate on the openings at the head, the foot and around window reveals.
Oast houses, barn conversions and older farm buildings around Tenterden, Canterbury and the Ashford villages bring large open roof voids and a great deal of original timber, which produces dozens of small irregular gaps rather than one obvious hole. Those jobs take considerably longer to survey than they do to seal.
Newer housing is not exempt. The recurring fault on modern estates is service penetrations that were foamed during construction and never properly finished, along with cavity closers left short at eaves level.
In our experience, galvanised welded mesh bedded into mortar works better than expanding foam on its own because rats gnaw through cured foam within days and barely treat it as an obstacle, whereas a mesh and mortar repair leaves them nothing to bite into. Foam still has a place as a filler behind the mesh. It simply cannot be the barrier itself.
Six millimetre aperture mesh is the working standard, because anything that excludes mice will also exclude rats. Wire wool is useful for packing awkward voids, but ordinary grades corrode and on this coastline that happens fast, which is why stainless earns its cost. Bristle strips handle door gaps far more reliably than a rubber seal that flattens within a season. Where a hole is structural it needs a proper cement repair rather than a cosmetic one, and that is a judgement worth getting right first time.
Sealing also has to be paired with the basics of not feeding the problem, so bins with intact lids, vegetation cut back off the walls and pet food lifted overnight. Proofing reduces access. Housekeeping reduces the reason to try. Rodent work in particular depends on both.
Wildlife law constrains a good deal of this work, and getting it wrong is a criminal matter rather than a workmanship one.
Every UK bat species and their roosts are fully protected. It is an offence to damage or destroy a roost, or to obstruct access to one, which is precisely what sealing gaps at the eaves of an older Kent building can do. The penalties extend to an unlimited fine and up to six months in prison. Any roof void proofing on a period property here should begin by establishing whether bats are using it, and free advice is available through the National Bat Helpline alongside the government guidance on bats and licences.
Nesting birds are protected while the nest is active, which sets the calendar for gull and pigeon proofing on coastal rooflines in Folkestone, Dover, Deal and Hythe. Netting and spiking needs to go up outside the nesting season, and there are clear legal limits on what deterrent work can be carried out and when.
Late summer into early autumn is the sensible window. Properties on the farmland edge around Ashford, Canterbury and the Weald see a predictable push once harvest and ploughing strip the cover from the fields and rodents start moving towards buildings, and by the time you are hearing something in the loft in November the work is reactive rather than preventive. Bird proofing follows the nesting calendar instead, and roof void work sits best in the same autumn to spring period that suits bat protection.
